Permits allow local governments to keep communities safe and comply with state construction code law. A building permit is required to build a new structure, make changes, repairs, and/or demolish a building. Some projects may not need a permit but may require a Zoning Improvement Permit.

The state has adopted the 2018 International Residential Code and the 2018 International Energy Conservation Code . Fire sprinkler systems are not required in one- and two-family dwellings or townhouses. However, since townhouses are not required to be sprinkled, they are required to be separated by 2 hour fire walls. Effective October 1, 2011, additions over 30 square feet to existing homes will require a permit.
Housing
Building permits are written authorizations issued by a city or county to construct a project. They are required for most construction or remodeling projects, in order to ensure the safety of the work and its compliance with building, construction, and zoning codes. The Standard Plan Review Permit Program is the main permitting process for building permit applications which require architectural plans. Long-term senior (65+) homeowners who meet income-eligibility criteria are entitled to have building permit fees waived for repairs, alterations, and additions to 1-3 unit residential buildings in which they reside. Many home improvements and repairs are done by homeowners and even some contractors without the benefit of legally required building permits and the mandatory inspections that go with them.
The letter must be signed by either the property owner, design professional or contractor on record. A streamlined permitting process is available for temporary structures which will be in place for 180 days or less. Building permits may not be fun, but they can be an effective double check for DIYers to be sure they’re doing things safely and legally as they build or renovate their home.
Permitting and Inspection Center
To request an inspection, you need your permit number and three-digit inspection code. Your inspection code can be found on your Permit Card under “Required inspections” or on thislist of inspection codes. Your permit can expire if the permitted work does not start or if an approved inspection does not occur within 180 days of receiving the permit. You can get an extension for an additional 180 days by submitting a permit application extension through the Portal. By requesting a variance, the homeowner may be allowed to build that larger home or to complete a room addition that violates setback regulations. The permit office may consult with neighbors when a variance is requested, and their approval may be key to obtaining the variance. Permit Costs Can be Prohibitive
Your permit fee covers a pre-determined amount of required inspections. If your project requires additional inspections, you will be required to pay a fee for each additional inspection. If the reviewers need additional information, and/or require you to make any changes, you can check the remarks by entering your process number in the Portal. You may receive remarks from more than one reviewer, and you must address all remarks.

The upfront fee covers an initial plan review and one follow-up review per discipline. These permits can be a stand-alone permit or in combination with a master building permit. Trade include but not limited to roofing, electrical, plumbing and mechanical permits.
